WHAT TO EXPECT: THE PROCESS

An example of an Ope that has not been correctly prepared for site measurement

The timber was left exposed with no angle beads or skimming completed.

Why we cannot measure at this stage:

By the time plastering is completed the ope size will have been reduced so much so that our measurements will be rendered useless, and we’d have to remeasure before sending anything off to production.

Before final production measurement, your “ope“ (the finished wall opening) must be completely rendered, skimmed and plastered. While flooring does not have to be laid, your exact floor type and finished depth (millimeters) must be specified to ensure seamless threshold clearance.

1 - Ope Preparation & Subfloor Detail

An example of an Ope that is ready for site measurement

The opening has been skimmed and plastered, allowing us to take final production measurements.

We measured this, and applied our small tolerances to ensure a perfect fit.

We do not rely on manual tape measure estimates. Our team conducts on-site 3D spatial scans using the Leica iCON iCs50 robotic construction sensor. Captured data feeds directly into our CAD software to generate precise production drawings.

2 - 3D Leica Laser Survey & CAD Drafting

4 - Precise Steel Fabrication

Every steel frame and glass panel is custom built in our workshop. Manufacturing lead times are typically 8 weeks, commencing upon client sign-off of final production drawings and receipt of the 50% deposit.

Our in-house master fitters arrive in our Glass Walls and Doors fleet. Equipped with dedicated floor coverings and HEPA-filtered vacuum systems, our team ensures a dust-free, white-glove installation with zero disruption to your property.

3 - We Send you Production Drawings For Approval

After we have completed our survey, and collected the necessary information and accurate dimensions, and before we send anything off for production, we first send you technical drawings to approve. These drawings clearly state everything included, like the glass type, frame colour, handle and visible design.

Frequently Asked Questions

IRISH BUILDING REGULATIONS (TGD) & SAFETY COMPLIANCE

Safety and legal compliance are engineered into every partition and door system we manufacture:

A table with four columns listing standards and specifications for materials used in glass and structural components. The columns are titled 'Regulatory Standard,' 'Glass Specification,' and 'Compliance & Safety Application.' The rows include details about safety glass, laminated glass, stairways and guards, and accessibility features.

Architectural Note for Site Managers: Measuring an un-plastered ope or unconfirmed floor level compromises the tight 2mm manufacturing tolerances required for bespoke steel door systems. Complete wall finishes prior to scheduling your Leica 3D survey.
